The appeal of DIY is real — it can save money and feel satisfying. But some home repairs have a narrow margin for error. Done wrong, they create safety hazards, void home insurance, fail building regulations or cost significantly more to fix than the original job would have. Experience and the right tools make all the difference.

1. Electrical Work Beyond Changing a Light Bulb

In England and Wales, most electrical work beyond like-for-like replacements must be carried out by a Part P registered electrician. This includes adding new circuits, moving sockets, installing new lighting points and any work in bathrooms. Beyond the legal requirement, incorrectly wired electrics are a fire and electrocution risk. If you can't produce a Building Regulations certificate for electrical work when you sell your home, it will be flagged in the survey.

2. Gas Appliance Installation or Repair

Any work on gas appliances, pipes or meters must be done by a Gas Safe registered engineer. This is the law, not a guideline. Carbon monoxide leaks from incorrectly installed gas appliances kill people every year in the UK. There are no exceptions here.

Flat roofing requires specialist materials and techniques to create a proper waterproof seal. DIY flat roofing consistently fails at joins and edges, creating slow leaks that cause significant damage over months before they're noticed. This is a job where cheap DIY almost always costs more in the long run.

In period properties, windows and doors interact with plaster, masonry and timber framing in ways that aren't always obvious. Incorrect installation can damage surrounding structures and, in listed buildings, can require expensive remediation. FENSA certification is required for replacement window installation.
